What you need to know

The things you're probably wondering, answered plainly.

How safe is the property, and what security measures are in place?

Every Freecity student property has access-controlled entry, CCTV coverage and 24/7 support from our team.

When is the team on site, and what support is available after hours or in an emergency?

Support is available 24/7, including after hours and in an emergency. On-site staffing differs by property, so ask our team what’s in place where your student is staying.

Who can my son or daughter speak to onsite if they have a problem or concern?

Whoever they feel most comfortable with. Our Student Services team is available 24/7. Residential Advisors are students who live on site, so they’re easy to find and know what it’s like. For anything bigger, our Community and Pastoral Care Manager and property leadership team are on hand.

What happens if my son or daughter is unwell or there’s an emergency? Will I be contacted?

Our care program connects students with the resources, referrals and contacts they need to stay well. Students choose whether we contact a next of kin in an emergency. It’s their decision, so it’s worth talking it through together before move-in.

What’s your policy on guests and overnight visitors?

Friends are welcome to visit outside quiet hours. Overnight guests aren’t permitted, so everyone in the building gets a good night’s sleep.

What’s included in the rent, and are there any additional costs?

Rent covers the room, utilities, wifi and access to our study, wellness and social spaces. It also comes with an open invitation to regular social events, to make settling in easier. Extras like laundry, cleaning and some events are optional and paid separately.

What payment options are available?

Credit card or bank transfer, whichever suits.

Is a bond required, and how is it held and returned?

Yes. The bond is four weeks’ rent, paid when the Residential Tenancy Agreement is signed. We lodge it with the NSW Rental Bond Board, where it’s held for the length of the tenancy, as the law requires. The refund process starts after the final inspection at move-out.

What type of agreement will my son or daughter be signing?

A standard NSW Residential Tenancy Agreement. It’s the form set by the NSW Government and regulated under the Residential Tenancies Act 2010 (NSW).

What’s your cancellation policy if plans change before move-in or they don’t get accepted to university?

Plans change. Our Booking Terms and Conditions set out what happens if they do before move-in. Once the Residential Tenancy Agreement is signed, our Break Lease Procedure applies.

Is a guarantor required?

No, a guarantor isn’t needed to apply. If you’d like one added to the agreement, just ask and we’ll arrange it.

Do you recommend contents insurance, and are belongings covered by the building’s policy?

Yes, we strongly recommend it. The building’s insurance doesn’t cover residents’ personal belongings, so contents insurance is the best way to protect what they bring.

Can they transfer rooms or find a replacement if their circumstances change mid-stay?

If they need to leave before their fixed term ends, the break lease provisions in the Residential Tenancies Act 2010 (NSW) apply. If they’d like to move rooms, they can talk to our team. We’ll do our best to make it work, depending on availability, and look at each request individually.

Is there a condition report at move-in and move-out?

Yes. We complete a condition report at the start of the tenancy and give your student a copy. At move-out, our team inspects the room against the agreement, then we start the bond refund.

What’s provided in the room?

Everything they need from day one. Rooms are fully furnished with a bed, study desk, cooktop and microwave, plus all the standard fixtures and fittings.

Is there an on-site shop or online store for essentials like bedding packs and kitchen kits?

Yes. Our online store has the essentials and a few nice extras, so there’s less to pack and less to hunt down.

Are there car spaces available if they bring their car?

Yes. Car spaces can be booked short or long term, through Student Services or online. There’s also an on-site car share program (fees apply) and bike storage at The Herring.

How do maintenance requests work and how quickly are they handled?

Raise a request in the resident app. Our on-site maintenance team will be in touch within 24 business hours.

How much is the laundry to use?

Laundry costs $4 per wash and $4 per dry.

Can they book cleaning services?

Yes. They can book a clean whenever suits through the resident app.
