A new residential landmark within the Freecity George Street precinct
Located within the emerging Freecity George Street precinct, this project builds on the character of Perth House and The Stables to create a next generation residential community at the centre of Parramatta’s evolution. Positioned along the river corridor and steps from Parramatta Square, the new Powerhouse Museum and the future Sydney Metro West station, the tower will stand as a defining marker of innovative design future focused living and the renewed identity of George Street.
A new chapter for George Street
This project brings together build-to-rent living, co-living communities and a significant new tower form within a unified precinct vision. Set above a 4-storey podium the proposed tower will reach approximately 71 storeys and once delivered is likely to become the tallest volumetric modular construction (VMC) project in the world. It will demonstrate new possibilities for quality, sustainability and efficient delivery in Australian residential development.

The Site
The project has been formally identified as a Housing and Development Assessment (HDA) Project under the NSW Government’s new planning pathways.
The proposal includes approximately 515 build-to-rent apartments, 308 co-living units and a 5% residential GFA dedicated to affordable housing. Together, these components deliver a diverse long-term residential community that strengthens the centre of the Parramatta CBD and supports the broader George Street transformation.

The Vision
The vision is to create a globally significant residential community that defines the future of living on George Street. This project brings together advanced volumetric modular construction (VMC), a landmark tower form and a mix of build-to-rent and co-living homes that will set a new standard for city life in Parramatta. The design aims to create a place that feels bold, connected and forward looking where residents experience comfort, quality and the energy of a precinct shaped around heritage, culture and innovation. This tower will stand as a defining presence within the Freecity George Street precinct and a powerful statement of what contemporary residential development can achieve. It will be a defining addition to the Parramatta skyline and a new benchmark for design delivery and integrated precinct place making.
