The design excellence competition has shaped the vision for the site and set the framework for a refined architectural response. FK Architects were selected as the winning team for its sensitive approach to heritage, its clarity of form and its commitment to a residential experience grounded in quality and comfort.

The project brings together three remarkable ingredients.

The quiet beauty of Perth House. The charm and character of The Stables. And a new build-to-rent community that brings light, movement and connection to the precinct. Together, these elements create a place to live that feels calm, considered and deeply connected to its surroundings.

Residents will enjoy generous communal amenities, curated ground plane uses and spaces that open to the maturing landscape under the great fig canopy. The design prioritises the things that matter: daylight, outlook, privacy, ease and the daily comfort of long-term living.

The Site

The project is now advancing through the State Significant Development Application pathway. Freecity has prepared the full suite of planning, design and technical work required for assessment, including detailed heritage analysis, urban design and visual studies, sustainability frameworks and transport investigations.

This work builds on the design excellence outcome and sets the foundations for public exhibition and formal consideration by the Department of Planning, Housing and Infrastructure. It marks a significant next step in bringing this new residential community to life.

The Vision

This project transforms an underused site into an innovative residential community shaped by heritage, comfort and long-term living. A refined 40-storey tower above a three-storey podium will deliver six hundred and eighteen build-to-rent apartments, supported by generous communal spaces and ground-floor retail that activates George Street. The project also incorporates advanced volumetric modular construction to elevate quality and future focused delivery.
