Freecity Secures Approval for Landmark Crows Nest Metro Precinct Tower

Freecity is pleased to announce that its flagship mixed use project at 378 to 398 Pacific Highway, Crows Nest has received development approval, unlocking one of the most prominent metro connected opportunities on Sydney’s Lower North Shore.
Lodged as a State Significant Development Application (SSDA), the approval follows extensive consultation and aligns closely with the NSW Governments Transport Oriented Development (TOD) agenda to deliver more homes in highly connected, high amenity locations.
Positioned directly opposite the new Crows Nest Metro Station, the project will deliver a forty-storey-mixed use tower that brings together premium residential living, vibrant ground-floor retail and high quality commercial space.
With an estimated end value of over 600 million dollars, the development includes 178 luxury residences, lifestyle and wellbeing amenity, a curated retail offering, two levels of commercial offices and basement parking. Freecity will also dedicate a 10 percent Affordable Housing Contribution, supporting the Governments broader housing objectives.
Designed by COX Architecture, the tower will offer a diverse residential mix, from well-appointed one bedroom homes to expansive four bedroom penthouses, all crafted to maximise light, views and liveability.

Key project features include:
- 178 premium apartments across one, two, three and four bedroom layouts
- Panoramic views over Sydney Harbour, the CBD and Lavender Bay from Level 14 upwards
- 36 adaptable units to support diverse and accessible living needs
- A three level podium with high street retail and modern commercial floorspace
- 140 car spaces, 227 bicycle spaces and premium end of trip facilities
- Level 20 resident amenity designed by Arcadia, featuring native landscaping, viewing terraces, outdoor dining and recreation areas

Lawrence Zheng, Co Founder and Joint CEO of Freecity Group, said:
“This approval marks a major milestone for Crows Nest and for Freecity. The corner of Pacific Highway and Hume Street will be transformed into a vibrant mixed use precinct that delivers exceptional housing, amenity and economic activity.
With our robust and growing six billion dollar pipeline of twelve mixed use projects, this development strengthens our commitment to unlocking well located housing and supporting the Governments vision for Accelerated Transport Oriented Development precincts.”

Michael Romano, Executive Director of Development, added:
“This project reflects the future of urban living — design led, highly liveable and seamlessly connected to the city’s major transport, employment and education hubs. Being directly opposite the Crows Nest Metro means residents can access the best of Sydney with unrivalled convenience.
Our focus is on creating places that genuinely enhance how people live day to day — communities that balance accessibility, amenity and neighbourhood vibrancy.”
Felipe Miranda, Director at Cox Architecture
“Our design approach responds to the evolution of St Leonards and Crows Nest into a dynamic lifestyle precinct. The building has been shaped to complement the character of the neighbourhood, contribute positively to the public domain and enhance how people move, meet and live.
Our partnership with Freecity is grounded in a shared ambition to elevate design outcomes and rethink conventional approaches, and this project is a clear expression of that collaboration.”
